Every property manager knows that in order to run a property well, you need to have quality tenants in the property. In order to find those quality tenants, it is important to advertise for them wherever we can. In the old days, advertising was limited to regional and local newspapers and rental signs. In San Diego, you might place an ad in the San Diego Union Tribune and perhaps put a sign in the window of whatever property you wanted to rent. That would be it as far as marketing goes. 

 
Now, it is essential to saturate the Internet with advertisements about the property you have available. There are hundreds of rental availability websites. Some of the most popular sites include:
 
Zillow
HotPads.com
Craigslist
RentBiz
Apartments.com
 
There are many others in addition to those listed above, and the successful landlord needs to advertise on several of these sites in order to get the word out around the Internet that they have properties available. This is the best way to lead you to high quality tenants. 
 
Before you write your ad, be sure to gather all of the information you can about the property. Potential tenants will want to read details. Be sure you have professional pictures of the interior and exterior of the property as well. It would also be helpful for you to have a website that potential applicants could land on. For example, you could list information and pictures on a site such as Craigslist, and then direct people to your website for more information or an application. 
 
Once your ads are posted on a number of sites, make sure you are updating them frequently. The idea is to keep your properties on the first page of these sites. In order to keep your ads in the front of the pack, repost them every three days, or as often as you are willing to pay for the ad space. You do not want your ad to get bumped down to the third, fourth or fifth page on these rental websites because it will be too hard to find. Potential tenants will stop scrolling through ads once they find a few promising properties that they are hoping to visit.
