The most important thing you can do to find the tenants is to keep the property looking good. You should also make sure you get as much exposure as possible online for your property and use a thorough, comprehensive process for screening your applicants.

 
 
1. Keep the property in good condition. You want to make sure your property offers tenants a great value. Not only do you want it to be safe, habitable and clean, you also want it to look good aesthetically. Think along the lines of how people will feel about living there. Pay attention to curb appeal. If you want to attract the best tenants in San Diego, you have to give them an appealing place to live. Keep the home attractive and make sure everything is functional as well as pleasing to the eye.
 
 
2. Use severe marketing. Instead of just placing a For Rent sign in the window or on the property, a successful San Diego landlord needs to saturate the Internet with ads for the available property.  Use websites such as Zillow, HotPads, RentBiz, Apartments.com, RentmyHome.com and others like them. Tenants search different places for potential homes, so you want to make sure your listing is represented everywhere.  Let everyone know you have a great property for rent, and make it easy for renters and tenants to find your property. You want your home to get as much exposure as possible, especially online. 
 
 
3. Quality screening. This is the most important aspect of property management. Once you have a selection of applicants, make sure you screen all of the tenants thoroughly. Do not take any shortcuts when it comes to your screening process. You must talk to their current landlord, interview previous landlords and check employment and income information with the tenant’s employer. Review FICO scores so you know what kind of credit risk your tenant is and do everything possible to conduct a comprehensive background check of your tenants.
